The Issue: Water Ingress from Defective Pitched Roof Detailing
Our client contacted us following signs of internal water ingress affecting the kitchen area. Visible watermarks had developed on the internal wall, raising concerns about an active leak and potential further damage.
Upon attending the property, we carried out a full inspection of the affected areas. Pencil marks were placed around the existing kitchen wall watermarks to monitor any further movement. While the flat roof was found to be in good condition and installed to a high standard, further investigation identified the source of the issue.
The water ingress was traced to the pitched roof above the conservatory, which had been incorrectly tiled into the surrounding gulley. This poor detailing allowed water to track behind the existing liquid waterproofing system, leading to internal penetration.
Works Completed
To resolve the issue, our roofing specialists undertook a full strip and renewal of the affected pitched roof area, along with associated waterproofing works.
The project included the following key works:

Careful removal and disposal of existing tiles, felt, and battens from the pitched roof area

Thorough cleaning and preparation of the surrounding box gutter

Installation of a new bitumen torch-on waterproofing system, including correct upstands, drip edges, and fully sealed laps

Cleaning, priming, and encapsulation of coping stones using the same torch-on system
-
Re-felting of the pitched roof using a breathable membrane
-
Installation of new treated battens
-
Fitting of a 3-in-1 eaves breather system to improve ventilation and performance
-
Re-tiling of the pitched roof area to a correct and watertight standard
-
Full waste removal and site clearance upon completion
All materials and installation methods were carried out in line with best practice to ensure a durable and long-lasting solution.
Outcome
The source of the water ingress has been fully resolved through correct detailing and installation of a robust waterproofing system. The new torch-on system provides a reliable barrier against water penetration, while the upgraded pitched roof structure ensures proper drainage and long-term performance.
By addressing both the root cause and surrounding vulnerable areas, the works deliver a comprehensive and durable solution, preventing further ingress and protecting the integrity of the property.
