Roof Repairs

At Keay Roofing Services, we understand that no two roofs are exactly the same. Different materials, different climates, and different conditions can result in a variety of unique roof repair needs. However, there are some common problems that many homeowners face when it comes to their roofs. In this blog post, we’ll cover what those most common types of roof repairs are and why they’re necessary for maintaining your roof’s health throughout the year.

Leaks
Leaks are one of the most common types of roof repairs because they can occur from a variety of causes. Leaks can be caused by clogged gutters, damage to shingles or tiles, or even poor installation. Whatever the underlying cause is, it’s important to address leaks quickly before they cause further damage to the structure of your home or business. If you notice any moisture on your ceiling or walls after a rainstorm, it’s time to call Keay Roofing Services for an inspection and repair as soon as possible.

Missing Shingles/Tiles
Another common type of roof repair is replacing missing shingles or tiles due to wear and tear over time. High winds can also cause shingles and tiles to come loose and fly away, leaving behind exposed areas that need attention right away. Keay Roofing Services offers services for installing new shingles or tiles if needed so that your roof is secure against future storms and weather-related damage.

Moss/Algae Growth
Finally, moss and algae growth are two other common types of roof repairs that many homeowners face at some point in time. These growths can often be seen when there is too much shade on a particular side of the house; however, they can also grow on sunny sides as well! Moss and algae growths should be removed immediately because if left unchecked they can cause extensive damage over time due to their root systems growing underneath the surface of shingles/tiles and causing them to come loose or deteriorate faster than normal. Keay Roofing Services offers services for removal with follow-up treatments such as zinc strips to help prevent regrowth in the future.

No matter what type of roof repair you may need done at your home or business, trust Keay Roofing Services with all your needs! We have years of experience providing quality services for our customers in all types of situations—from simple leak repairs to more complex moss removal treatments—so rest assured that you will get top-notch service every single time! Roof Repairs

Hello and welcome back to On The House, the official Keay Roofing blog!

This week we are here to remind you why a regular roof inspection is so important.

Repairs, maintenance, replacement, can all be costly jobs if left to the last minute. It’s funny how the roofs on our homes are essentially our main protectors of our livelihoods and belongings, yet many of us put these kinds of jobs at the bottom of our ‘to do’ lists!

Not that funny now we come to think of it…

If your home is modern, we suggest you still have your roof inspected once a year as this will allow you to nip any quick and affordable repairs in the bud.

We are all about, if possible, reviving your roof so that you don’t have to fork out for an entire replacement!

As we know, the last winter of 2022 was not short of storms and bitter weather. Rain, snow, wind, ice, hail, and broken trees can all contribute to roof damages. After the winter we had, we highly recommend you call out for a roofing inspection- if you think you are due one, you probably should call us!

Don’t forget we can offer you

  • Chimney repair and removal
  • Roof moss removal
  • Gutters, soffits, and fascias
  • Velux windows

On an even more important note, commercial roof repairs and check-ups are a must, to be able to ensure the safety of your clients and employees. Whether it is maintenance, servicing, or weather damage repairs, we can help. Similarly, heritage sites are highly valuable and often tourist hot spots, therefore it is essential you preserve the structure of these buildings for as long as possible.

Roof Repairs

Welcome back to On The House- the roofing blog exclusive to Keay Roofing.

The weather is warming up, the sun is shining, and that can only mean one thing: summer is on its way. While most people are looking forward to summer activities like swimming and barbecuing, it’s important to remember that the warm weather also brings a higher chance of roof damage. The best way to protect your home from summertime roofing issues is by following these five maintenance tips. By keeping an eye on your roof now, you can avoid costly repairs later on. So put on your sunscreen and get started!

We thought this is a great opportunity to remind you that summer is our busiest time for major roofing jobs due to improved weather conditions. Be sure to be prepared this year and pre-empt any maintenance or repairs you should need to book in for. Further, while summer is a great time to enjoy the outdoors, it’s also a time when you need to be extra vigilant about home maintenance, particularly as the conditions make roofing-related jobs far easier, and it is much safer to be up on the roof.

One task that often gets overlooked is roof maintenance. Keep your roof in good condition this summer with these tips.

Whether it’s repairs or maintenance you need due to harsh winter weather or autumn leaf covering, here are our top 5 tips for maintaining your roof to a top standard this summer.

5 tips for maintaining your roof.

1) Be cautious! Do not hesitate to contact a professional roofer if you think your maintenance or cleaning job is too difficult. It is not worth the risk. If you are looking to replace broken tiles, such as natural slate, clay roof, or concrete, these can be bought online before the work is done. Please call us if you need assistance choosing your materials.

2) Rid your roof of moss by hand or use a chemical solution to scrub through the process of removing algae.

3) Make sure the attic is properly ventilated. In the summer, excessive heat in your attic can deteriorate stored items, reinforce dampness and moisture, and can make your home less energy efficient. Make sure you aren’t caught out in the winter!

4) Remove overhanging branches by cutting them back, sawing them off, and trimming them. By doing so, you will prevent debris and leaves from cluttering your roof throughout the year. And even better, animals, like squirrels will not find an easy way onto your roof.

5) It’s crucial that you listen out for any animals in the attic and call out a professional if you see or hear of anything. Rodents can cause damage, particularly electrical damage which can cause a domino effect of problems in the house. Signs of animal habitation may mean a roofing professional needs to seal an entrance into your attic.

Roof Repairs

It’s no secret that the COVID-19 pandemic has impacted just about every aspect of our lives. And while we may not be thinking about our roofs very often, it’s important to note that the roofing industry has also been affected. In this blog post, we’ll take a look at how roofing procedures have changed in light of COVID-19 and what homeowners need to know. Stay safe and informed!

Have you recently discovered an issue with your roof that requires a repair, or have you simply realised it’s that time of year to start thinking about maintaining the quality of your roof? Whatever situation you are in, it’s useful to stay updated with roofing trends and understand how you can get the most value for money.

Noticed rising prices? You aren’t wrong.

The truth is, if you have noticed prices have risen, it isn’t because your roofing contractor is trying to make a bit of extra cash, it’s because material prices have risen significantly in the last couple of years due to supply and demand issues, no thanks to Covid-19. Our priority will always be to provide a quality service with quality materials; however, it is certainly noticeable that what used to be the lower ranking materials are now nearing similar costs to the mid-high-ranking materials.

We advise you get in touch with us as soon as possible for an inspection so that we can examine your roof and provide you with an estimated cost.

What delays to expect?

If you are like most customers, you expect your order to arrive on time, every time. Unfortunately, there are some delays that are unavoidable. Please expect delays for the following:

  • If you are looking for more expensive materials, please prepare for delays as they can be more difficult to get hold of.
  • Colours or styles that aren’t in high demand

This is something Keay Roofing hopes we can navigate through with you on your projects, and assure you we are doing the best we can to provide you with a service that is as affordable as it can be.

What to do next ?

With that said and done, we recommend to all our clients if you have noticed a problem with your roof (as long as it is not an immediate threat to you or your families safety) to put money aside for the job immediately so that you are not left in a tricky situation when the issue urgently needs fixing. Furthermore, if you avoid issues for far too long, this will become more costly and problematic to fix. Pre-empting delays (such as sourcing materials) will allow you to be in complete control of the process.

And finally, if you are looking to start from scratch with a new roof or an entire roof replacement- PLAN, PLAN, PLAN. Research your costs, materials, labour, weather, and more. Seek professional advice if you are new to building projects. As we like to say… if you are going to do a job, make sure you do it properly!

Homeowners, please contact us if you have any questions or would like to book an inspection. Our team is more than happy to help with anything related to your roof. We also offer a wide range of services, so don’t hesitate to get in touch.

Roof Repairs

Given the time of year, we thought it would be appropriate to shed some light on how you can prevent damages from occurring to your roof. If possible, it is well worth a visit to your loft to make sure everything is in order. With the help of this blog, we can help you notice any warning signs, leaving you plenty of time to get booked in for maintenance and repairs before the wetter and colder season commences.

EXTERIOR SIGNS OF ROOF DAMAGE

If you’re like most people, you probably don’t spend a lot of time looking at your roof. After all, it’s usually up there out of sight and mind. But did you know that there are some exterior signs of roof damage that you can look for? By being aware of these signs, you can catch potential problems early and avoid costly repair bills down the road.

If your house is new, this isn’t something you should have to worry about. However, if you own or rent a much older home it is certainly worth being proactive and checking your roof for wear and tear. If it is over 20 years old, it is highly likely repairs could be needed.

Are you able to spot any cracked, rotting, buckling, torn, missing, worn, curled, or loose tiles?

Believe it or not, the moss and algae on your roof could be doing much more damage than you think. This heavy build-up of moisture can lead to the rotting of the surface and can cause serious leaks.

On a similar note, have you noticed puddles of rainwater? Poor drainage can be a gateway into larger and more expensive problems, so it is worth confronting this issue head-on.

INTERIOR SIGNS OF ROOF DAMAGE

We understand a couple of missing tiles or early signs of wear and tear may not seem like an issue to put at the top of your to-do lists. Unless you are unfortunately a victim of the domino effect this can have on your living situation, it is difficult to see how this may unravel into chaos.

We advise you to stay vigilant of mould and damp build-up on your ceilings, the smell of this in older houses can usually lead you to the worst areas. We have seen first-hand, situations where landlords have ignored sagging ceilings as a sign of a weakened external structure, which has led to ceilings opening up and debris making a bedroom unliveable. This is not something you want to be woken up to in the middle of the night!

No need to panic though, the sooner you can get in contact with us and let us know your concerns, we can look at providing a price estimate for you. The good news is, if it was properly installed and is younger than 15 or 20 years old, we could be able to repair the problem areas rather than a full roof replacement.

As a recap here are four interior signs that could indicate roof damage:
1. Water stains on ceilings or walls 2. Sagging ceilings or walls 3. Cracks in plaster or drywall 4. Peeling paint

As winter draws closer, by following these steps you can keep you and your family warm and sheltered from the icy cold. Not only will this be more comfortable for you but by ensuring your roof is in great shape, you could even save money on your energy bills and contribute to protecting our planet. It’s a win, win!

Keay Roofing Services carry out high-quality roof repairs and maintenance to fix leaks, mend general wear and tear and restore damage caused by the weather. Let us save you time, stress, and money by getting any issues resolved quickly.

Roof Repairs

Your home is one of your most important investments. As a homeowner, it’s important to make sure you’re choosing the right roof for your home. There are a variety of factors you’ll need to consider when making your decision, from the climate in your area to your budget. This blog post will help you navigate the process of choosing a new roof for your home. We’ll discuss the different roofing materials available and provide tips. So, whether you’re in the market for a new roof or just want to learn more about the options available, read on!

Choosing the right roof for your home can be difficult, as there are many factors involved in the decision-making process. The aim of this blog is for us to walk you through these processes and give you clarity before picking up the phone.

Firstly, let’s start with the fun stuff!

STYLE

To many, style is a top priority as the exterior appearance of your home is almost like the human version of first impressions! This is something to consider if you are thinking of buying or selling a home. How will people feel when they approach the entrance?

Think about colour first. A lighter tone will not absorb as much heat as a dark roof would. In the climate we have here in the UK, we suggest you choose darker tones as we can’t afford to be reflecting anymore light and warmth!

Making sure the material type, colour and texture of the roof match the exterior colours and structure is super important. It is worth considering the period the exterior of your home resembles, whether it be modern or a traditional cottage, keep your design plans consistent. There are plenty of options available, allowing you to replicate the original roof but to a better quality. If you are attempting to create a tile or wood finish, metal and concrete are good options. Whereas, to imitate wood or slate, fibre cement shingles are also good options. Please bear in mind the finish of these won’t be equally as appealing.

WEATHER

We are all familiar with the UK weather patterns, which can be unpredictable, to say the least. However, harsh winters and heavy rain are at the tip of our roofing problems.

Our humble advice is to choose materials that will stand strong against powerful winds and provide solid shelter against rain, snow and frost. Slope/pitch also come into play here. The measurements of your roof structure will help you come to a decision when purchasing materials, please give us a call if you are unsure on this, as steeper or shorter the slope, the more likely we will need to discuss additional or specific materials to ensure leakages do not occur.

MATERIALS: FOOD FOR THOUGHT

Low cost

Asphalt shingles: Fire and wind-resistant. Long-term durability is not as reliable but algae-resistant options are available.

Moderate cost

Plastic Polymer: Imitates wood and slate. Fire and wind-resistant. High durability.

Expensive

Clay tile: While these are great fire resisters, they aren’t so good at resisting strong winds. High durability however can break due to its brittle nature.

COST

Lastly, the not-so-fun stuff! For enquiries regarding cost, please get in touch with our team. Your cost forecast will be based upon the steepness, height, and complexity of the roof. Our labour charges won’t be dissimilar from the material prices. We understand everyone’s circumstances are different, however, we suggest you strongly consider replacing your roof with high-quality and durable materials. Roof installations can be a noisy and lengthy process, to avoid having your roof repaired again, it is worth ensuring the materials can face the challenge of British weather.

For help with choosing the right roof for you, why not contact a member of our team? Please feel free to contact us on 01753 358267 for more information. For the service we provide, you will be amazed by our prices.

Roof Repairs

Your roof is one of the most important parts of your home but how often do you think about maintaining your roof? Roof maintenance is a topic that most domestic home owners ignore.

It is very easy to forget about your roof because you cannot see it, but your roof is exposed to so many harsh weather conditions every day, especially in the winter. A combination of strong winds, continuous rain, hail, frost and sometimes even snow, can really take its toll and lead to serious damage and deterioration.

The number one cause of roof problems is in fact poor maintenance so you really should be getting your roof inspected on a regular basis. We understand that this is an expense you probably do not want, but regular visits from a Roofing Company are actually far more cost-effective in the long-run. Not only can they identify issues before they become a problem, if neglected, the lifespan of a roof can be dramatically shortened.

There is never a bad time to have your roof checked but why is this particularly important in winter?

It can prevent leaks from occurring

Leaks can be expensive to fix. Not only do you have to repair the roof, but also any damage caused to the inside of your house. They say prevention is better than cure and, in this case, nothing could be truer.

It is especially important to have maintenance checks in winter because the regular process of ice freezing and melting onto your roof can cause leaks in weakened areas. A roofing company will be able to check for any existing leaks or if there are any areas of concern which could potentially cause problems in the near future.

Your gutters may be blocked

As the leaves begin to fall off the trees, they often settle in gutters which can easily lead to them getting blocked. If you have not checked your gutters since the beginning of winter, it is highly advisable to do this now because leaves may have been sitting in there for months or even years. A blockage means that your gutters will not be able to drain water away from your home which could cause damage.

roof, maintenance, gutter, blocked

If you do not have a safe way of gaining access to your gutters, please call a Roofing Company who will be able to help you.

Your vents may be blocked

Vents need to be kept clear at all times. If they are blocked or clogged, this can lead to poor drainage and bad smells lingering. It is highly unlikely that you would know if your vents are blocked so it is very important to get a professional to come in and take a look.

It can prevent pests making their way into your home

It is not just the winter chill that you are trying to keep out of your homes at this time of year, pests can be a big problem too. Freezing cold temperatures and scarce food supplies make winter a very difficult time for any wild animal so it is not uncommon for rodents to try and make their way into buildings.

Never underestimate how determined a hungry rodent can be. If they spot a potential entry point into your home, they will find a way in and believe it or not, not even your roof is safe. If you have trees surrounding your property, they will climb up them and onto your roof. Even if you do not have trees nearby, you are still at risk because rats can even climb up bricks.

Once on your roof, if there are any loose tiles or holes, rodents can make their way into the attic where you can guarantee they will make themselves right at home. You may think you would know about it if you had rats or mice but they will do everything they can to avoid human contact and if they are hiding in your loft, chances are you will not know about it. Typically, most people do not realise they have an infestation until significant damage has been caused.

Regular roof maintenance will ensure that there are no possible entry points on your roof which dramatically reduces the likelihood of sharing your home with unwanted guests.

Roof Repairs

As the UK has been hit by strong winds several times recently, we wanted to highlight how important it is to make sure your roof remains in good condition following any storm damage.

How does wind damage roofs?

Strong winds can create stress points on your roof which if left, may lead to more costly damage over time. Aside from the more common loosening of tiles and shingles, strong winds may also be the cause of impact damage from flying debris or falling branches and trees. This then leaves a roof in a weakened state that causes more damage as the roof structure and your home becomes exposed to the elements.

Most wind damage to roofs can be found on the edges. This makes sense, as strong winds can easily get below any loose tiles or flashings and push it up. This type of damage can seem very minor at the time, but can lead to substantial damage and can get worse after every new bout of strong winds.

It’s therefore important to identify issues fast, and get them fixed quickly to prevent any more costly damage to your home.

How to spot potential wind damage on your roof.

To spot any external issues first walk around your house and check the roof for any loose or cracked tiles.

On flat roofs look for patches, cracks or tears, blisters or wrinkles.

Scrutinise gutters by looking for any signs of leaking seams, loosened fastenings or sections of guttering that are sagging or missing. Check too for blockages in guttering or downpipes caused by moss or leaves blown in on high winds.

Keep an eye on your chimney for loose or missing flashing, damage to brickwork or the chimney cap.

On your soffits and fascias look for signs of decay or staining which could indicate water is finding it’s way through the protective roof layer.

You can also spot roof damage from inside your house. Look out for moisture marks on the walls or ceiling, check out for any brown, yellow or grey stains and peeling paint. This can be an indication of a water leak from damaged roof. Be sure to also keep an eye out for any damp patches or leaks up in your loft.

How to prevent wind damage to your roof

Keep overhanging branches and trees pruned and away from your roof. Not only will this help avoid damage from falling branches, but it will also stop wear and tear caused by branches that touch your roof as they scratch and gauge roofing materials as they’re blown by the wind.

Fix any loose or broken tiles prior to the arrival of high winds. Not only will this protect your roof but also neighbouring property from the potential damage caused by flying tiles and debris.
