Roof Repairs

Your home is one of your most important investments. As a homeowner, it’s important to make sure you’re choosing the right roof for your home. There are a variety of factors you’ll need to consider when making your decision, from the climate in your area to your budget. This blog post will help you navigate the process of choosing a new roof for your home. We’ll discuss the different roofing materials available & provide tips. So, whether you’re in the market for a new roof or just want to learn more about the options available, read on!

Choosing the right roof for your home can be difficult, as there are many factors involved in the decision-making process. The aim of this blog is for us to walk you through these processes & give you clarity before picking up the phone.

Firstly, let’s start with the fun stuff!

STYLE

To many, style is a top priority as the exterior appearance of your home is almost like the human version of first impressions! This is something to consider if you are thinking of buying or selling a home. How will people feel when they approach the entrance?

Think about colour first. A lighter tone will not absorb as much heat as a dark roof would. In the climate we have here in the UK, we suggest you choose darker tones as we can’t afford to be reflecting anymore light & warmth!

Making sure the material type, colour & texture of the roof match the exterior colours & structure is super important. It is worth considering the period the exterior of your home resembles, whether it be modern or a traditional cottage, keep your design plans consistent. There are plenty of options available, allowing you to replicate the original roof but to a better quality. If you are attempting to create a tile or wood finish, metal & concrete are good options. Whereas, to imitate wood or slate, fibre cement shingles are also good options. Please bear in mind the finish of these won’t be equally as appealing.

WEATHER

We are all familiar with the UK weather patterns, which can be unpredictable, to say the least. However, harsh winters & heavy rain are at the tip of our roofing problems.

Our humble advice is to choose materials that will stand strong against powerful winds & provide solid shelter against rain, snow & frost. Slope/pitch also come into play here. The measurements of your roof structure will help you come to a decision when purchasing materials, please give us a call if you are unsure on this, as steeper or shorter the slope, the more likely we will need to discuss additional or specific materials to ensure leakages do not occur.

MATERIALS: FOOD FOR THOUGHT

Low cost

Asphalt shingles: Fire & wind-resistant. Long-term durability is not as reliable but algae-resistant options are available.

Moderate cost

Plastic Polymer: Imitates wood & slate. Fire & wind-resistant. High durability.

Expensive

Clay tile: While these are great fire resisters, they aren’t so good at resisting strong winds. High durability however can break due to its brittle nature.

COST

Lastly, the not-so-fun stuff! For enquiries regarding cost, please get in touch with our team. Your cost forecast will be based upon the steepness, height, & complexity of the roof. Our labour charges won’t be dissimilar from the material prices. We understand everyone’s circumstances are different, however, we suggest you strongly consider replacing your roof with high-quality & durable materials. Roof installations can be a noisy & lengthy process, to avoid having your roof repaired again, it is worth ensuring the materials can face the challenge of British weather.

Roof Repairs

Your roof is one of the most important parts of your home but how often do you think about maintaining your roof? Roof maintenance is a topic that most domestic home owners ignore.

It is very easy to forget about your roof because you cannot see it, but your roof is exposed to so many harsh weather conditions every day, especially in the winter. A combination of strong winds, continuous rain, hail, frost and sometimes even snow, can really take its toll and lead to serious damage and deterioration.

The number one cause of roof problems is in fact poor maintenance so you really should be getting your roof inspected on a regular basis. We understand that this is an expense you probably do not want, but regular visits from a Roofing Company are actually far more cost-effective in the long-run. Not only can they identify issues before they become a problem, if neglected, the lifespan of a roof can be dramatically shortened.

There is never a bad time to have your roof checked but why is this particularly important in winter?

It can prevent leaks from occurring

Leaks can be expensive to fix. Not only do you have to repair the roof, but also any damage caused to the inside of your house. They say prevention is better than cure and, in this case, nothing could be truer.

It is especially important to have maintenance checks in winter because the regular process of ice freezing and melting onto your roof can cause leaks in weakened areas. A roofing company will be able to check for any existing leaks or if there are any areas of concern which could potentially cause problems in the near future.

Your gutters may be blocked

As the leaves begin to fall off the trees, they often settle in gutters which can easily lead to them getting blocked. If you have not checked your gutters since the beginning of winter, it is highly advisable to do this now because leaves may have been sitting in there for months or even years. A blockage means that your gutters will not be able to drain water away from your home which could cause damage.

roof, maintenance, gutter, blocked

If you do not have a safe way of gaining access to your gutters, please call a Roofing Company who will be able to help you.

Your vents may be blocked

Vents need to be kept clear at all times. If they are blocked or clogged, this can lead to poor drainage and bad smells lingering. It is highly unlikely that you would know if your vents are blocked so it is very important to get a professional to come in and take a look.

It can prevent pests making their way into your home

It is not just the winter chill that you are trying to keep out of your homes at this time of year, pests can be a big problem too. Freezing cold temperatures and scarce food supplies make winter a very difficult time for any wild animal so it is not uncommon for rodents to try and make their way into buildings.

Never underestimate how determined a hungry rodent can be. If they spot a potential entry point into your home, they will find a way in and believe it or not, not even your roof is safe. If you have trees surrounding your property, they will climb up them and onto your roof. Even if you do not have trees nearby, you are still at risk because rats can even climb up bricks.

Once on your roof, if there are any loose tiles or holes, rodents can make their way into the attic where you can guarantee they will make themselves right at home. You may think you would know about it if you had rats or mice but they will do everything they can to avoid human contact and if they are hiding in your loft, chances are you will not know about it. Typically, most people do not realise they have an infestation until significant damage has been caused.

Regular roof maintenance will ensure that there are no possible entry points on your roof which dramatically reduces the likelihood of sharing your home with unwanted guests.

Roof Repairs

As the UK has been hit by strong winds several times recently, we wanted to highlight how important it is to make sure your roof remains in good condition following any storm damage.

How does wind damage roofs?

Strong winds can create stress points on your roof which if left, may lead to more costly damage over time. Aside from the more common loosening of tiles and shingles, strong winds may also be the cause of impact damage from flying debris or falling branches and trees. This then leaves a roof in a weakened state that causes more damage as the roof structure and your home becomes exposed to the elements.

Most wind damage to roofs can be found on the edges. This makes sense, as strong winds can easily get below any loose tiles or flashings and push it up. This type of damage can seem very minor at the time, but can lead to substantial damage and can get worse after every new bout of strong winds.

It’s therefore important to identify issues fast, and get them fixed quickly to prevent any more costly damage to your home.

How to spot potential wind damage on your roof.

To spot any external issues first walk around your house and check the roof for any loose or cracked tiles.

On flat roofs look for patches, cracks or tears, blisters or wrinkles.

Scrutinise gutters by looking for any signs of leaking seams, loosened fastenings or sections of guttering that are sagging or missing. Check too for blockages in guttering or downpipes caused by moss or leaves blown in on high winds.

Keep an eye on your chimney for loose or missing flashing, damage to brickwork or the chimney cap.

On your soffits and fascias look for signs of decay or staining which could indicate water is finding it’s way through the protective roof layer.

You can also spot roof damage from inside your house. Look out for moisture marks on the walls or ceiling, check out for any brown, yellow or grey stains and peeling paint. This can be an indication of a water leak from damaged roof. Be sure to also keep an eye out for any damp patches or leaks up in your loft.

How to prevent wind damage to your roof

Keep overhanging branches and trees pruned and away from your roof. Not only will this help avoid damage from falling branches, but it will also stop wear and tear caused by branches that touch your roof as they scratch and gauge roofing materials as they’re blown by the wind.

Fix any loose or broken tiles prior to the arrival of high winds. Not only will this protect your roof but also neighbouring property from the potential damage caused by flying tiles and debris.

Roof Repairs

Do you need professional moss removal?

Let Keay Roofing Services do this messy task for you: remove weight, keep gutters clear, and extend the life of your roof.

Moss can be a beautiful addition to your garden, but when it starts growing on your roof, it becomes a problem. Not only is moss ugly to look at, but it can also cause damage to your roof. If you’re dealing with moss on your roof, don’t worry – we’re here to help. Uncontrolled moss on your roof can cause serious damage that leads to costly repairs. With our help, you can keep your roof moss-free and extend the life of your home.

The Problem With Moss

Moss is a very common problem for homes and is generally found in damp places that receive low levels of sunlight; it especially likes north facing roofs. Whilst it may seem fairly harmless, moss has been known to slowly degrade roof tiles, leading to them becoming worn and brittle and eventually allowing water into homes.

Loose moss is also known to fall into gutters creating blockages and overspills that cause water damage to property, that in turn incurs additional expense for repair.

There’s no specific roof type that moss prefers and it will happily grow on most roofing materials including asphalt, concrete or slate tiles. This makes regular moss removal a must if you want to keep a roof in pristine condition.

Many people try to tackle this problem themselves, usually using a jet wash to remove the moss. However this method of removal can lead to further problems as the high pressure spray wears away at the uppermost layer of your shingle tiles, leaving them susceptible to breaking.

Moss grows very little in summer so this is normally a good time to get it removed. During the fall with moderate rain fall, moss kicks into gear , so treating right before this time of year is always advised. However please talk to the team about removal, and they will be able to advise the best course of action.

Keay Roofing is here to help you with your roof. We’re experts at removing the weight that adds strain on your structure, keep gutters clear so water can do its job and flow away from your home’s foundation, and extending the life of your roof . If any one of these tasks sound like something you’d rather not deal with yourself, give us a call today!

Roof Repairs

Why you should always get slipped or broken roof tiles repaired

Professional repair and replacement of loose and broken roof tiles to maintain the structural integrity of your home.

Over time slipped and broken tiles can cause real problems for your home, letting in water and allowing warm air to escape. Keeping on top of these smaller problems will ensure your home remains safe, warm and free from additional structural damage.

Keay Roofing offers a professional, cost effective and fast roof tile repair service to properties across Berkshire and Buckinghamshire.

Storm Damage

High winds and storms are one of the major causes of damage to tiles. Loose tiles are hazardous to property and people as they are at particular risk of being blown off in the next high gust, resulting in more damage and higher repair costs.

If a roof tile has been displaced, it should be replaced quickly to prevent water from penetrating and causing damage to the felt and timbers underneath.

Roof Repairs

Are there cracks or splits round the edges of your flat roof? Is it sagging from water build up? Or have you spotted damp patches appearing on the ceiling underneath your flat roof? Then you need our flat roof repair service.

Common Flat Roof Problems

Flat roofs are a great option for garages and extensions and can have a long life span if looked after properly. If not correctly maintained, they can quickly develop problems that result in costly repair bills and damage to your home.

The first signs that your flat roof needs repairing usually appear in the room directly underneath. Damp patches on the flooring or water dripping from the ceiling are all indications that your roof is in need of repair.

Type of damage and length of time it has been in need of repair is likely to affect the maintenance work required.

1. Tears and splits

Tears and rips in the roofing material can usually be repaired fairly simply with adhesive and bitumen compounds. However, where leaks have been left for some time your roof may be rotten in areas, affecting its structural strength. In these situations it is very important to hire a roofing professional to inspect and repair your roof safely.

2. Blisters

When air gets trapped between the layers of felt this can cause a blister. As the trapped air heats and cools the blister which can lead to a puncture. Once this happens the roof is no longer water tight.

3. Flashings

The flashings used to seal the area where the flat roof touches the wall can start to leak, causing water damage to the ceilings and walls directly underneath.

If you recognise any of these signs of damage to your flat roof, call Keay Roofing on 0800 1577424 or 01753 358267 for a fast, effective, competitively priced repair service.

Roof Repairs

If you think you need a new roof, is a strip and re-tile always the answer?

We specialise in all roofing services and cover everything from minor repairs, to strip and re-tiles and complete new roofs, we know when you need a strip and re-tile and when you don’t. We will only quote for the work that is necessary.

If you do need a strip and re-tile there are options. We can strip and re-tile the property using the existing tiles or slates and match in any extra tiles or slates that may be required. We have access to a vast range of colours in either clay or concrete tile.

Should your roof have badly deteriorated we can strip away the existing tiles, replace the felt with either traditional felt or the new, more advanced Tyvek, then fit new battens before re-fixing the original tiles, replacing only any damaged ones and then re-bed the hip and ridges. This process gives an old roof a new lease of life without the expense of new tiles.

So, don’t delay. If you’ve worried that you might need a new roof, give us a call and let’s look at the options together.
